WHAT EXACTLY IS MULTI-PROPPERTY?

Despite the name is little-known, it is a shared ownership model in which shares of the same property are sold to different owners. In this case, the tenants can use the place during certain periods of the year, usually for a week or fifteen days, depending on the category purchased. 

In countries such as the United States this business is quite common. In Brazil, it became known after the 1980s and has been winning over more and more audiences – both companies which are interested in opening new markets and consumers looking for alternatives for purchasing second homes or leisure properties. 

MULTI-PROPERTY - LAW OF REGULATION  

Due to the lack of clarity and regulation of the category, many issues hindered the expansion and full success of multi-properties. 

Therefore, there was a need for regulation, which only happened at the end of 2018, through Law 13,777 which declares multi-property as: “condominium regime in which each of the owners of the same property is the holder of a fraction of time, at which corresponds to the faculty of use and enjoyment, with exclusivity, of the entire property, to be exercised by the owners alternately.” 

THE GROWTH OF MULTI-PROPERTY IN BRAZIL 

This law helped to promote the advance of the market, which is currently growing exponentially, according to Caio Calfat, one of the main references in the country's multi-property market. 

 “The number of ventures went from 128 in 2021 to 156 last year, an increase of 21.8%. In terms of revenue, this represented a 45% increase in PSV, from R$28.3 billion to R$41.1 billion, with 767,400 fractions sold. For 2023, the projection is to repeat the growth, of 28% over 2022.”

In addition, multi-property offers people the opportunity to become owners of comfortable apartments on beautiful beaches and locations, with a fraction of the property value and maintenance and cleaning expenses, among others.” 

In addition to being a great opportunity for anyone looking for a multi-property, it has also been a promising business for companies in the sector – developers, condominium managers, as well as hotels, who saw multi-properties as an alternative to boost profits. 

According to IstoÉDinheiro “Large hotel groups have learned to sell rooms, instead of just hotel rates. It is about offering a fraction of the same apartment for up to 26 families, who will be able to enjoy the development in some of the 52 weeks of the year.”
